Smart cities will be the wave of the future, building upon new telecommunications technology that allows for services to be linked together to enhance network services across the municipality. A smart city is an urban development plan that integrates multiple information and communication technology solutions securely to manage a city’s assets in order to improve quality of life via boosted efficiency of services.

Two years ago, Envision Charlotte sought to “create the most sustainable urban core in the nation,” leveraging connected technologies like smart meters to create a more sustainable city. Other cities have followed their lead, and now, Newport, NJ has just been dubbed the state’s first smart city by 111 Town Square Place (111 TSP).

“111 TSP is one of the smartest buildings in Northern NJ and serves as the hub of the Newport community and surrounding metropolitan areas powering a truly ‘Connected City,’” said Ray Kawas, Director of Sales and Leasing for 111 TSP. “This ‘Connected City’ enables businesses throughout the Newport area ubiquitous access to critical space, power and connectivity.”

Envision Charlotte sought to reduce overall energy consumption by 20 percent within five years, focusing on office buildings in Charlotte’s commercial business district. “We have cracked the code in understanding and measuring how energy is used and wasted within these buildings, and we are implementing programs today that are making a real difference in helping these businesses save money,” said Amy Aussieker, executive director of Envision Charlotte.

Charlotte is among the first cities in the world to have developed a measurable program in more than 60 buildings within the central business district, representing more than 20 million square feet of office space.

In Newport, 111 Town Square Place (111 TSP), operated by LeFrak Commercial, has created a new smart city that leverages technology to provide a competitive advantage. One of the nation’s top telecom facilities, 111 TSP provides a network infrastructure that greatly increases the ability of its office tenants to connect to new and enhanced network services. It includes fiber optic cabling and increased access to networks for enhanced global connectivity, and provides access to numerous high-speed connectivity options.

“Until now, companies seeking Class A office space in Northern NJ had few options on where to locate so they could be in close proximity to leading colocation sites that give them the local and global connectivity they require. 111 TSP is a hub for tech-savvy tenants,” adds Brett Diamond, HFN CEO. “Leading real estate companies like LeFrak Commercial understand that advanced network infrastructure is critical in attracting and retaining today’s tech-focused tenants.”

“Newport offers companies requiring highly reliable infrastructure to provide best in class global communications,” says Marylou Berk, Senior Vice President, Head of Commercial Real Estate at LeFrak Commercial.
